A different kind of pipe problem
Most of what is written about sewer lining in Southern California is about clay. Irvine has very little of it. The city was master-planned from the 1960s onward, and the villages that make up most of its older housing, University Park, Turtle Rock, Woodbridge, Northwood, El Camino Real and their neighbors, were built through the 1970s and 1980s on concrete slabs with the drain lines cast into or under the floor. Those lines are ABS plastic in most cases, cast iron in some, and the lateral from the foundation to the street is ABS or, in the earlier villages, clay for the outside run.
The villages built from the 1990s on, with PVC drains and modern fittings, rarely have sewer problems at all yet. So when a homeowner is looking into trenchless sewer lining services in Irvine, the house is almost always from that 1970s to 1980s window, and the trouble is almost always under the slab or at the foundation edge rather than out in the yard.
What goes wrong with ABS and cast iron
ABS from certain production years, particularly in the 1980s, has a known tendency to crack at fittings and along the pipe as it ages. The cracks are usually hairline, they leak slowly, and they show up as a damp spot on a floor, a smell, or a slow drain that jetting only briefly improves. Cast iron, used in some of the earlier villages and in many two-story homes, corrodes from the inside along the bottom of the pipe where water sits. Over forty or fifty years it thins into a channel and eventually opens up. Both materials also suffer at the point where the pipe passes out through the footing, because the soil outside settles differently from the slab.
Irvine soil adds to this. Much of the city sits on clay-rich ground that swells when wet and shrinks when dry, and the villages on the hills toward the south have a fair amount of engineered fill. Seasonal movement puts stress on rigid pipe at exactly the fittings and transitions where it is weakest.
Why lining suits the under-slab case
The alternative to lining a pipe under a slab is breaking the slab. That means cutting the floor, removing flooring and possibly cabinets, digging, replacing the pipe, backfilling, pouring, and restoring the finish. It is disruptive, slow and hard on the house. Cured-in-place lining reaches the same pipe from a cleanout or a removed toilet flange, installs a new pipe inside the old one, and leaves the floor alone.
The liner is a resin-saturated sleeve pressed against the pipe wall with air or water and cured with heat, steam or time into a hard, jointless pipe that manufacturers generally rate for around fifty years. Because it is continuous, it bridges the hairline cracks in ABS and covers the thinned bottom of cast iron in one pass. The host pipe stays where it is, which in an under-slab situation is the whole point.
What is different about lining under a slab
- Access is through the house. There may be no exterior cleanout on the under-slab section, so the liner goes in through a toilet flange, a shower drain or a cleanout cut into the line inside. Expect one fixture to be pulled and reset.
- Branches are close together. A slab drain system is a tree of short runs with a branch every few feet. Each one has to be mapped on the pre-lining video and reinstated with a robotic cutter after the cure. Ask how many, and ask to see them reopened on the final video.
- Diameters change. Two-inch branches feed three-inch and four-inch trunks. Lining the trunk is straightforward; the small branches may be lined separately, coated, or left if they are sound.
- Cast iron needs thorough cleaning. Scale has to be removed for the resin to bond. On badly channeled cast iron with little bottom wall left, a spin-cast or epoxy coating is sometimes chosen over a felt liner. This is a judgment call made from the camera footage, and the contractor should explain it.
- Cure and downtime. The house is without drains for a few hours during the cure. On a typical single-family job the whole thing fits in a day.
The exterior lateral and the HOA
From the foundation to the street, Irvine laterals are generally in better shape than the under-slab section, but they are not immune. Root intrusion happens at ABS fittings and at the old clay joints in the earliest villages, with roots from the HOA-maintained street trees and greenbelt landscaping rather than from big old front-yard trees. And a lateral that leaves the house and runs under a paver courtyard, a driveway, a shared walkway and a landscaped common area is exactly the sort that nobody wants to dig up. Lining the exterior run through the front cleanout handles the joints without touching any of it.
Association rules add a step. Many Irvine villages require notice or approval for work that affects common areas, driveways or shared walls, even if the work is trenchless. That is usually a form and a few days, not an obstacle, but it is worth telling the contractor which HOA you are in at the first call.
Limits
A liner cannot fix a belly, because it takes the shape of the pipe it is in. It cannot pass a full collapse. Under a slab it cannot correct a pipe that has separated at a fitting and dropped, though a modest offset can be lined through. And it cannot stop ground movement; if the slab is heaving or settling, that is a soils problem the liner will not outlast. The pre-lining camera inspection and locator pass exist to catch these before money is spent, and a contractor who quotes without one is guessing.
Permits
Work on the lateral outside the foundation generally needs a city permit. Under-slab lining inside the house may or may not, depending on scope, and the contractor should say which. If the exterior run reaches the main in the street, an encroachment step may apply. None of this changes the one-day nature of the job; it is paperwork the contractor handles.
Reading the quote
For an Irvine lining job, the quote should list the sections to be lined by location and diameter, the number of branch reinstatements, the resin and liner type, the access points, and whether the exterior run to the main is included or a separate scope. Lining quotes vary because scope varies; a quote that is much lower than the others has usually left something out rather than found a cheaper resin.
Under-slab work is more specialized than exterior lining, and not every company that advertises lining does it well. Looking through lining contractors that cover Irvine and asking specifically about slab experience is a reasonable filter.
After lining
Keep the post-lining video. In a market where nearly every buyer's inspector orders a sewer scope, a lined slab system with a clear video is a selling point rather than a red flag. The lined pipe drains better than the cracked original and should not need attention again for decades.
