Two Anaheims, two kinds of pipe

Ask a plumber who works this city regularly and they will usually split it at the 57 freeway. West and central Anaheim, from the Colony district out toward Magnolia and Brookhurst, was built out mostly between the late 1940s and the mid 1960s. Those flat tracts were plumbed almost universally with vitrified clay laterals: short lengths of fired clay pipe, joined at a hub every few feet, running from under the house to a main in the street or, in a fair number of blocks, an alley. East of the freeway, Anaheim Hills came later, largely in the 1970s and 1980s, and the houses there were built on slabs with ABS plastic or cast iron drain lines under the floor, then plastic or clay from the foundation out to the street.

That split matters because cured-in-place lining, or CIPP, is at its best in a clay lateral that has stayed round but has lost its joints. It is a weaker fit for a line that has shifted, sagged or collapsed, and those problems show up more often in the hillside soils than in the flat sandy ground to the west. If you are weighing trenchless sewer repair options in Anaheim for a house in the older tracts, lining is usually the first thing worth asking about. In the hills it might still be, but it needs a closer look first.

What a liner actually is

A CIPP liner is a felt or fiberglass tube, saturated with a two-part epoxy resin, that is pulled or inverted into the existing pipe and then pressed against the old wall with air or water pressure. Heat, steam, or ambient temperature cures the resin over a few hours, and what is left behind is a continuous, jointless pipe inside the old one. Manufacturers generally rate the cured material for around fifty years of service. The old clay stays in the ground as a form; the liner does the work.

Because it is one piece from end to end, a liner does away with the thing that fails most in an Anaheim clay lateral: the joints. Clay itself lasts practically forever. The mortar or tar at each hub does not, and once a joint has opened even slightly, roots find it. Lining seals every joint in one pass without opening the yard.

Why the old tracts are good candidates

Most of the west-side ground is deep alluvium laid down by the Santa Ana River, sandy and fairly stable. Pipes bedded in it tend to stay put. What we usually see on camera in a 1950s Anaheim lateral is a run that is still round and reasonably straight, with a root ball at every third or fourth joint, some scale and grease, and maybe one cracked section where a driveway was poured over it or a car has been parked on the strip for sixty years. That is close to the textbook lining case.

The street trees do their part. Much of central and west Anaheim was planted with liquidambar, ficus and camphor decades ago, and those species send fine roots toward any moisture they can find. A clay joint weeping a little wastewater is exactly what they are looking for. Cutting the roots out with a cable clears the symptom for a season. A liner removes the entry point.

Orangeburg pipe, the tar-impregnated fiber product used in some homes of the 1950s and early 1960s, turns up occasionally here as well. Contrary to what you may have been told, it can often be lined as long as it still holds a roughly round shape. The camera will show whether it has gone oval or has delaminated inside; if it has, lining is off the table and you are into bursting or replacement.

Where lining runs into trouble

The main exceptions in Anaheim fall into a few patterns.

  • Bellies. A section that has settled below grade and holds standing water. A liner follows the shape of the host pipe, so it will hold water too. Bellies need to be dug out or the line burst and re-laid.
  • Collapsed or missing pipe. If the camera cannot pass, or the pipe wall is gone over a stretch, there is nothing to line against. Sectional excavation or pipe bursting handles that.
  • Hillside movement. Some Anaheim Hills lots sit on fill or on clay-rich slopes that swell and shrink with the seasons. Laterals there can be sheared or pulled apart at the foundation edge. A liner can bridge a modest offset; it cannot fix a pipe that is still moving.
  • Cast iron under slab. The 1970s-era cast iron in some hillside homes corrodes from the inside. It can usually be lined once cleaned, but the cleaning is more involved, and a badly channeled bottom sometimes needs a spin-cast or epoxy coating instead of a full felt liner.

How the job goes in practice

A residential lateral lining in this city is normally a one-day job, sometimes with a short return visit. Roughly in order:

  • A camera inspection with a locator to map the run, measure its length, record every branch connection and mark any bellies or breaks. Nobody should quote a liner without this.
  • Hydro jetting to strip roots, scale and grease so the resin bonds to a clean wall. On a heavily rooted clay line this can take longer than the lining itself.
  • Access. Many Anaheim homes have a cleanout at the front of the house; older ones may not, and one gets installed, usually a small hole in a planter bed rather than the driveway.
  • Wet-out, insertion and cure. Depending on the resin, the cure is a few hours.
  • Reinstating branches. Every connection that fed into the line, a kitchen branch or a second bathroom, must be cut back open with a robotic cutter. Ask specifically how many branches were mapped and how many were reinstated.
  • A post-lining video. Keep a copy. It is your record of the finished pipe and your evidence if anything is questioned at a future sale.

Permits, the city and the property line

As in most Orange County cities, the lateral in Anaheim is the homeowner's responsibility from the house to the connection at the main, including the part under the parkway and street. Work on it generally needs a permit from the city, and if a cleanout has to be cut in the sidewalk or a portion of the lateral is in the public right of way, there may be an encroachment step as well. Your contractor handles the paperwork; you should expect it to appear on the invoice as a line item, not as a surprise. A fully trenchless job that stays on private property is usually the simplest permit case, which is one of the quieter advantages of lining over digging up the street.

Reading a lining quote

Lining quotes in this area vary more than most homeowners expect. The reason is usually scope rather than price per foot: one contractor has included cleaning, a cleanout and branch reinstatement, another has not.
