A city built in a decade

Very few Orange County cities are as uniform underground as Garden Grove. The orange groves and strawberry fields were subdivided into tract housing in a burst from roughly the early 1950s to the mid 1960s, and the result is square mile after square mile of single-story homes on similar lots, plumbed the same way by the same handful of builders. Under nearly all of them is a vitrified clay lateral, laid in short lengths with a joint every few feet, running from the house to a main in the street. A minority got Orangeburg, the tar-impregnated fiber pipe that was cheap and available in those years.

Seventy years on, those laterals are reaching the end of their original joints together. That is why sewer pipe lining and repair in Garden Grove has become a routine call rather than a rare one, and why lining is usually the first method a local contractor will discuss for a house here.

What the camera typically finds

The ground under Garden Grove is flat, deep and sandy, part of the old flood plain of the Santa Ana River, and it is kind to buried pipe. The clay barrels themselves are usually intact. What has failed is the joint compound, which has shrunk, cracked or washed out, leaving a small gap at every hub. Roots from the liquidambar, ficus, camphor and jacaranda planted along the parkways in the 1950s and 1960s have found those gaps. A typical inspection shows a run that is round and straight, with roots at a few joints, scale and grease along the bottom, and, very commonly, one cracked or slightly offset section directly under the driveway.

The driveway is the Garden Grove signature. The original driveways were narrow. Over the decades most were widened toward the house, and many were poured right over the lateral. Sixty years of cars, trucks and the occasional RV have cracked the clay beneath. The section is rarely collapsed, but it is often the worst spot on the video.

Why lining fits this case

A cured-in-place liner is a felt or fiberglass sleeve, soaked in epoxy resin, inserted through a cleanout and pressed against the inside of the old pipe with air or water until it cures into a hard, continuous pipe. Manufacturers generally rate it for around fifty years. Because it has no joints, it seals every root entry point in one pass, and because it is installed from inside, the driveway, the lawn and the sidewalk stay put. The old clay remains in the ground as a form. On a typical Garden Grove lateral, which is often under a hundred feet, the whole thing is a one-day job.

The cracked driveway section is normally handled the same way. As long as the pipe is still roughly round and the camera passes, the liner bridges the crack. The exception is a section that has been crushed flat or has dropped, which needs bursting or a dig.

Orangeburg in Garden Grove

Enough homes here have Orangeburg that it deserves its own note. It looks like black, layered cardboard when it is exposed, and on camera it shows as a dark, slightly furry wall, often with a flattened oval profile where it has begun to give. The widespread claim is that it cannot be lined. That is only half true. Orangeburg that still holds a roughly round shape can be lined, and the liner then does the structural work the fiber pipe no longer can. Orangeburg that has gone oval, blistered inward or delaminated cannot, because the liner would follow that shape. The video decides. If you have a 1950s house here and have never had the line scoped, it is worth doing before there is a problem, since Orangeburg tends to fail gradually and then suddenly.

What the day looks like

  • Camera and locator. The run is mapped, measured and recorded, with every branch and every defect noted. A quote without this is a guess.
  • Hydro jetting. Roots, scale and grease are stripped so the resin bonds to a clean wall. A heavily rooted line may take a while.
  • Cleanout. Many Garden Grove homes have one near the front of the house. Where there is none, one is installed, usually in a planter or the lawn rather than the driveway.
  • Insertion and cure. A few hours depending on the resin and method.
  • Reinstatement. Every branch that fed the line, and on a house with an added bathroom or a converted garage there may be more than the owner expects, is reopened with a robotic cutter.
  • Final video. Ask for a copy and keep it.
Garden Grove has a lot of added units, converted garages and back houses. If any of those tie into the lateral, tell the contractor before the inspection so every branch gets mapped and reinstated. A missed branch is the most common cause of a callback after lining.

Where lining is the wrong answer

Bellies are uncommon in this soil but they occur, usually where a trench for a pool, a block wall or an addition was backfilled loosely across the lateral. A belly that holds water stays a belly after lining. A crushed section under the driveway, a full collapse, or a line that the camera cannot pass are also not lining candidates. For those, pipe bursting between two pits, one at the house and one at the parkway, replaces the pipe without sawing the driveway. And if the lateral has been made to serve a second unit or two and is simply too small, lining will make it slightly smaller still; that is a capacity question, and bursting to a larger pipe is the honest fix.

Permits and the parkway

Lateral work here generally needs a city permit, and anything in the parkway, sidewalk or street may need an encroachment step in addition. The contractor pulls them. A lining job that runs from a cleanout on private property to the main is usually the simplest permit case because nothing is opened in the public way. Confirm the liner reaches the main; the connection there is a common failure point and the city's responsibility begins only past it.

Reading a Garden Grove lining quote

Because the houses and laterals are so similar across the city, lining quotes here should be more comparable than most. Afterward

A lined lateral drains better than the old clay and should not need root cutting again on the lined length. Keep the video and the permit sign-off with the house papers.
